The Barn at Nant Llwyd is a converted barn offering self catering accommodation for up to 4 people for short breaks and/or weekly lets. The nearest community is Brechfa, five miles by car. Tesco groceries can be delivered on line. Taxis, restaurants, post office with cash point, dentist and doctor are located in Llanybydder 5 miles away, or Lampeter 10 miles. The nearest hospital and railway station is in Carmarthen 20 miles away.

Arrival and Car Parking Facilities

The Barn is approached by a compacted quarry stone lane approximately 200 metres long. The Barn sits on a sloping site, and car parking for two cars of the same quarry stone is adjacent to the Barn's main door on a level surface.

Main Entrance and Internal

Adjacent to the car parking spaces is a concrete pavement (minimum 1 m wide) running around the entire property. The entrance door is 800mm wide, with one step up (105 cm) into the entrance porch. On the same level is a utility rom with WC, washing machine, tumble dryer and freezer. Doors throughout the property are standard width.

Access to the open plan kitchen and sitting room level is up two steps (total 40 cm) through a pair of French doors from the entrance porch. The kitchen floor is ceramic tile, and the sitting room has oak boarding. Access to the two en suite bedrooms is up three carpeted steps (total 70cm) to the wool carpeted hall and bedrooms.

The first en suite bathroom has a bath with power shower over the bath. The second en suite has a shower cubicle 900cm square raised 25cm from the floor level. Both en suites have vinyl flooring.

The kitchen has integrated appliances (fridge, oven, stainless steel hob) and standard height work surfaces, with kettle, toaster, and microwave. Storage is plentiful in wall mounted cupboard units. Dining table with 6 chairs plus a breakfast bar with three high level stools is also available.

The sitting room has comfortable seating for 4 people (one large three seater sofa and 2 large side chairs), and flat screen television with DVD. There is a selection of DVD’s in the sitting room, tourist brochures, information and OS maps in the entrance porch and a selection of books (both fiction and non-fiction) in the bedrooms. In addition to the down lighters and ceiling lights in the kitchen and sitting room, there is also a standard lamp and a table lamp.

One bedroom has a zip-link double bed which can be separated into two x 3foot single beds, and the other room has a standard double bed. Lighting in the bedrooms is from ceiling lights which are dimmable as well as bedside lights.


A private garden area with picnic table is available for the occupants of The Barn. There is also an external washing line.

Brechfa Forest East is located via the road and along the forestry track, approximately ½ mile from The Barn. There are several Brechfa Forest bike tracks within easy cycling distance, as well as footpaths leading to adjacent hamlets, villages and towns.

Strictly no smoking but dogs are welcomed. There are fire alarms fitted and a fire blanket available in the kitchen. Phone reception is variable – Vodafone is usually good, and internet access is via the owners’ satellite broadband. Power is mains supplied, but the water is provided by private bore hole, and drainage is to a septic tank. Central heating is provided throughout controlled by radiator thermostats with the addition of underfloor heating in the kitchen.
